Tunas, MO Dallas Country Land 5.000000 acre for sale in Spokane, Missouri

$23,900

Quail Hollows Parcel P is 5.0 acres, atop one of the rolling hills of Dallas County, 50 miles from Springfield and 22 miles from Buffalo, Missouri. This particular parcel has a number of things going for it, including lots of mature timber that, in our opinion, is some of the best looking woods we have on the market. The Quail Hollows area-including the access road-features some very steep hills, even so, the majority of Parcel P is level, high ground, making it an excellent spot on which to build your cozy cabin. The southwest corner slopes down to provide plenty of southern exposure, which also provides the level ground, plenty of sunlight for gardening, and makes it an excellent place for a solar home. The undergrowth isn't so thick on Parcel P compared to other parcels, so a hunter will be able to see deeper into the forest. Because of the level ground, and lack of undergrowth, this would be an ideal place to camp. Electricity has been extended to the property, and land-line telephone is available.
As if all that weren't enough, this area has a prominent Amish community, including a general store that serves home-cooked lunch in their quaint, sunlit dining room, a hand-made furniture store, and even a concrete-molding shop where you can get birdbaths, yard benches, and the like. There is an Amish produce auction, near Lead Mine, a few miles away (don't worry, there's no lead mine). The Lead Mine Conservation Area is about 4 miles to the north and the property is 14 miles from Bennett Springs State Park. There is a trout hatchery at Bennett Springs, and the Niangua River is known for being a place that anglers flock to, because of the abundant trout population. There are also several river outfitters where one can rent canoes and kayaks, as well as riverfront campgrounds.
Now for the not-so-good part: the road is really bad with no sign of ever changing. It's rocky, and steep, and if has rained recently you can bet that it will have plenty of muddy puddles. A four-wheel-drive vehicle is a MUST. Do not attempt to visit this property without a 4x4. Don't even THINK about living here without one.
